A new McDonald’s has been approved for a narrow retail site along Route 73 in Evesham. As a result, the corridor will add another fast-food operator to an already growing lineup.
Previously, a PDQ restaurant opened on the site near Target. Shortly after, a Panda Express location was introduced. Now, a former bank building will be demolished to make way for a McDonald’s.
The project was approved by the Evesham Zoning Board of Adjustment. As part of the approval, several zoning variances were granted. The property is located at 741 Route 73 southbound.
The development is being led by ABK Real Estate. The completed restaurant will be leased to a McDonald’s operator. As a result, a new prototype location will be introduced to the market.
Notably, the building will be one of the smallest McDonald’s formats in the company’s portfolio. The plan calls for a 3,694-square-foot, 36-seat restaurant.
Parking requirements were reduced as part of the approval. Typically, 55 spaces would be required for a project of this size. However, only 20 spaces will be provided.
This reduction reflects the project’s focus on drive-through traffic. As a result, demand for on-site parking is expected to be lower.
The drive-through will operate 24 hours per day. Meanwhile, interior service hours will run from early morning through late night.
The site also required a variance for lot size. Zoning typically requires at least 2.5 acres. However, the existing one-acre lot was permitted to remain in use.
Ultimately, the project highlights continued demand for quick-service retail along Route 73.
